Brief

The design brief was to replace an existing agricultural storage building with a purpose built facility providing all of the services required for golfers along with allied health and fitness activities, hospitality and functions.

Although receptive to the idea, the planning authority stipulated that the new building should be no larger in area than the existing shed and should resemble the vernacular black boarded barns found throughout Essex.

The client also wished the building to be fitted out at a level that would enable their business to compete with the market leaders in the health and leisure industry.

Solution

Early in the design process, the basic form of the building with a steeply pitched, oversailing, layered roofscape with wings abutting a central core was settled upon.  In order to accommodate the clients space and activity requirements the design arranged the space over 3 floors taking up all of the 3000sqm floor area of the donor building.  Principal areas in the building included changing facilities, a leisure spa, gym, dance and fitness studios, restaurant and function spaces.  It became apparent however, that the likely cost of this building would exceed the client’s budget and that it would need to be made significantly smaller, without losing any of the revenue generating areas. A rationalisation of the building managed to reduce the floor area by removing the top floor, and reducing unnecessary circulation spaces and staircases, but maintain the original design concept for both the interior and exterior.

The resulting building which was completed in June 2017 has delivered a high spec facility which meets the client’s original brief in a compact form allowing them to successfully launch this new business in a highly competitive market.  Membership and use of the club started well with significant presales and has a steadily growing client base.  Users of the building have been impressed with its comfortable environment and quality facilities.

Work Delivered

BRD Tech worked closely with the Clients planning consultants in the production and submission of the planning application. Once Planning Consent was granted we prepared the detailed drawings and specification. We introduced a Quantity Surveyor to the project and worked in conjunction with him to prepare and submit a comprehensive tender package. We then advised the Client on Contractor selection and acted as Contract Administrators for the duration of the construction period.
